How to get qualified (the real path)

Good news: no degree, not even a high school diploma is required, just one licensing course you can do online at your own pace. Colorado asks for 168 hours of approved real estate classes (online, self-paced, roughly $400 to $900), then you pass the state licensing exam.

The steps, in order: (1) take the 168-hour course; (2) pass the exam with PSI (a national and a state section); (3) do a quick fingerprint background check (about $50); (4) get Errors & Omissions insurance; (5) apply through the state, then join a brokerage, which is how every new agent gets started. You must be 18. Most people finish in a few months while working another job.
